The project is located on a lot adjacent to the natural area leading up to the beach and the waterfront, in a setting characterized by abundant vegetation and a delicate balance between built structures and the landscape. The project involves the construction of a residential complex comprising ninety apartments, designed to harmonize with the existing natural environment and prioritize the quality of open spaces and the connection with the surroundings.
The master plan consists of two different building types: two two-story strip buildings and three three- and four-story buildings, arranged in a triangle around a central pool, which serves as the visual and spatial focal point of the entire complex. The layout is designed to ensure adequate sunlight in the common areas, avoiding shading of the pool and promoting light, controlled natural ventilation without direct drafts in the walkways. The terraced buildings feature a minimalist and understated aesthetic, defined by cast-in-place concrete walls that retain the texture of the wooden formwork boards, large terraces with integrated green planters, and flat roofs.
The taller buildings take on a softer, more organic form—a volumetric “bar of soap”—that allows for 360-degree terraces and a more fluid perception of the volume. In these structures, the wood cladding helps reduce the visual impact and enhances integration with the natural surroundings. The common pathways are designed as open, permeable spaces, allowing light and air to enter the corridors and reinforcing the sense of continuity between interior and exterior. The unifying element of the project is the landscape design. The communal gardens are planted with native species, which reduce the need for irrigation and reinforce the site’s local identity. Plans also include the creation of a maritime pine grove, which creates the image of buildings nestled among the trees, offering shaded and naturally cool outdoor spaces for residents. All vehicular routes and parking areas are located along the perimeter of the lot, freeing up the green heart of the complex and preserving its environmental quality.
